Market Update: Trending Towards Buyers Market?
The real estate market is shifting, creating new opportunities for buyers as inventory rises and homes stay on the market longer. In central Ohio, new listings have surged by 7.4% since the start of the year, contributing to a 34% year-over-year increase in available properties. Home values continue to climb, with Ohio’s average reaching $226,002—up nearly 6% from last year—highlighting real estate’s reliability as an appreciating asset.
Meanwhile, broader economic and immigration trends are influencing demand, with some buyers securing properties as long-term investments while others position themselves for stability amid changing policies. Haitian homebuyers, for example, are actively purchasing rather than selling as Temporary Protected Status (TPS) nears expiration, many have the proper documents to remain and practice in the free market or relocate while maintaining ownership.
At the same time, foreign acquisitions—including large-scale purchases by international investors—continue to impact supply and affordability, though they often receive less scrutiny than individual immigrant buyers. As mortgage rates decline and more homes become available, the market is increasingly favoring buyers, making it an ideal time to invest before conditions shift again.
While these trends suggest a potential shift towards a more balanced market, Ohio's real estate sector remains competitive. Rising inventory and longer listing periods may offer buyers more opportunities, but the consistent increase in home prices indicates sustained demand.
